Neglected Griffintown undergoes transformation
Located on the west border of Griffintown, just north of the Lachine Canal, Le William condo development is offering prospective buyers affordable, high quality units in one of the most interesting neighbourhoods in town.
"No question the location is key here," said Mark Cosentini, project manager at Groupe Quorum, the development company behind the Le William project. "Griffintown was neglected for decades as a former industrial area, but in the last five years or so the number of developments has increased dramatically as more and more people are discovering this new hot spot."
The proximity to the Atwater Market, the downtown core, and the Old Port are particularly attractive to residents.
Everything is so accessible," Cosentini said. "And the amount of quaint shops, restaurants and cafes makes the area feel so alive and warm."
Construction on the Le William project started in October of last year and sales opened in June. The project, now 65-per-cent sold, is one of the fastest selling developments in Groupe Quorum's history.
"I think it has been so successful because we really went the distance in getting feedback from potential buyers before starting the development," Cosentini said.
Groupe Quorum launched a blog on their website, inviting people to ask the firm questions and provide information as to what elements they would like to see incorporated into the project.
"It was very effective," Cosentini said. "We collected data on everything, including unit types, the project's name and amenities, and we were able to get a clear picture of what clients wanted."
The result is a three-phase project consisting of 161 units. Two of the three buildings will be new constructions and the third is a former factory built in 1895 that is being gutted and redone.
"We definitely want to maintain as much of the character of the building as possible," Cosentini said. "That includes components like the brick walls and huge beams that are so reminiscent of the old style in that area."
The units themselves are extremely varied with over 60 different types available ranging from three and four-and-a-half condos to penthouses and townhouses on two floors.
"We cater to a huge range of buyers, from young professionals and families to baby boomers," Cosentini said. "We wanted to go beyond what standard developments offer and be able to provide a product to families that need a little more space than a traditional condo would offer."
The units range from 552 to 1810 square feet and are priced from $189,900 to $594,800, excluding tax.
"Aside from offering buyers many different layouts, we wanted to provide a complete product in the form of really great finishings in all the units," Cosentini said. "The counters are all quartz, the cabinetry in the kitchen is thermoplastic, and all the materials used are very high end." The floors are made from engineered wood and the bathrooms are tiled with high quality porcelain. Air conditioning is included in all units.
"We've done our best to maximize the amount of living space in every unit," Cosentini said. "So we really have something for everyone."
The development has two levels of underground parking available for residents, in addition to a slew of amenities.
"We have a fitness centre that will include a full gym and a rooftop pool," Cosentini said. "We've also created a rooftop terrace where residents can just relax and enjoy the beautiful view of the Montreal skyline."
The development also incorporates a lot of green space as Groupe Quorum worked closely with the borough to ensure that the project was in line with the urban planning of the area.
